Building in Coffee Creek Center is designed to favor human scale, as well as relationship to the traditions of architecture in the Northwest Indiana region. Cheap, temporal buildings so common in conventional sprawl, will give way to buildings with a sense of permanence and heritage.
Buildings are given priority and parking areas are tucked away behind most locations. Building setbacks are brought toward the street, allowing safe and enjoyable pedestrian access to facilities. The outdoor space, including features such as building heights, setbacks, road widths, parking and street trees, is being designed to create an outdoor room, built at human, pedestrian scale.
While greenspace has become a feature of several new developments, few have looked beyond the purely aesthetic reasons for the inclusion of greater amounts of greenspace. A primary reason that Coffee Creek Center devotes an almost unsurpassed one-third of the acreage to greenspace is founded on innovative sustainability concepts. While the land contains only 17 acres of non-buildable areas and wetlands, nearly 250 acres will be contained in the preserved greenspace, parks and constructed wetlands.
The restoration of the Coffee Creek corridor is being implemented with guidance of the world's top environmentalists to return pre-settlement systems to the landscape. In addition to the corridor, unique features in the built environment further the vertical infiltration of water. The Coffee Creek Center project is the first in the country to prove the concepts of civil engineering without traditional expensive and destructive storm water drainage systems, while providing a wide range of shared community open space.
